International Building Code (IBC) β€” Overview

The International Building Code (IBC) sets minimum standards for building design, construction, and safety through a combination of prescriptive requirements and performance-based provisions. It is built on broad, adaptable principles that allow the use of new materials, innovative construction methods, and evolving building designs.

As a model code, the IBC establishes baseline requirements intended to protect public health, safety, and general welfare for occupants of both new and existing buildings and structures. It addresses critical aspects of building safety, including structural integrity, means of egress, sanitation, lighting, ventilation, accessibility, energy efficiency, and overall life safety.

The IBC applies to all occupancy types, covering virtually every category of building and structure unless a specific exemption is stated. One- and two-family dwellings and townhouses are generally regulated under the International Residential Code (IRC), except where explicitly referenced by the IBC. The IRC may also be used for live/work units and small owner-occupied bed-and-breakfast facilities with five or fewer guest rooms, as defined within the code.

Unless specifically exempted, all buildings, structures, and regulated work fall under the scope of the IBC. Activities that do not require permits are clearly identified in Section 105.2, ensuring consistent enforcement and application across jurisdictions.

This code serves as a foundational reference for architects, engineers, builders, inspectors, and code officials, supporting safe, compliant, and modern construction practices.
